Oliver: 00:38 Looking forward to sharing a couple of adult beverages and having a great conversation about multifamily investing. Let's crack these Modela's and get started. Cheers. Kevin: 00:52 What do you want to know? How to make money? This is what we do. Oliver: 00:55 The first thing I want to know is, obviously there's a lot of different places you can invest. Right? There's a lot of different options, there's a lot of different vehicles. Why don't we start at the top with why multifamily? Kevin: 01:07 Multifamily is a great asset, everybody's going need apartments down the road, everybody needs a place to live, if you land in that B and C class, which we do. Then that's you know if a market correction hits they're going to go from A's down to B's, that's where you want to be is in that B and C sweet spot, it's just a great investment. You know everybody doesn't need to go to retail shopping, everybody doesn't need to go invest in stocks but everybody needs to have a place to live. That's why multifamily is a great investment. Oliver: 01:33 What is it about multifamily that makes it such a great investment in your opinion? Kevin: 01:37 I think the advantages of multifamily over a single family for example is that single family is, you know you get an a/c break one month, there goes three months worth of profit on a middle class single family. You know you get one problem tenant that's $5000 for a move out. Where we have multifamily, you have a 30 unit, the one we just looked at and we have 10 vacancies when we first bought it and we were still paying the bills. So I think you have a lot more room to wiggle and I think it's just a better investment. Oliver: 02:05 Yeah, I think that's the important point there is you're really spreading out your risk. Right? Because on a multifamily building, in most cases, you only have one roof to worry about, you only have one landscaping to worry about, you only have one set of paint to worry about. Kevin: 02:19 Correct. Oliver: 02:19 Whereas if you own multiple single family residences, to his point, you know you got three roofs to worry about if you own three. If you own 30, you got 30 roofs to worry about, 30 buildings to take care of. So you're really spreading out that risk and then also in terms of the different types of financing that's available. Right? Because in multifamily, the way you get those deals is it's not the same way as in residential real estate where you've got to personally qualify, it's really all about the deal and how much cash flow's coming in. Realtors have lots of reasons for not wanting to approach a buyer with a buyer representation agreement on the first meeting. But if you are going to show properties, spend time researching the perfect home to show, it is wise to want to protect yourself from getting burned. It is essential to have every buyer sign the buyer representation agreement. Why? So you, the realtor, gets paid if that buyer ends up closing a deal on a house you showed them first. How do you get a buyer to sign a lengthy four-page buyer representation agreement like this one provided by the California Association of Realtors: C.A.R BRNN FORM: http://www.websitebox.com/file/14570/Buyer_Rep_Agreement_-_1112_ts59312.pdf You don't. Yes, this is one option that locks the buyer in for a longer period of time, and may scare them off. But there is another option. Matt, say hi. Matt: How you doing? Oliver: Why don't you tell us ... we're just going to go on a quick tour and show us around and tell us a little bit more about this beauty that you're building here. Matt: Here in the upstairs, we got 3330 square feet. It's single-level living. You've got oversized two-car garage. It's like 24 and a half feet deep so it'll fit Suburbans with eight-foot garage door. On your front entry, you see the ocean, and from every single west window in the upstairs unit, you have an ocean view, every single one of them. Come in the front door, this plywood wall will be all stone, so it's a stone wall, floor to ceiling, and as you come in this space and as you turn around, you look towards the great room; you see 14 foot vaulted ceiling in the family room, got a pretty sweet large dining room here, easily sit 14 people no problem, and then you come into your vaulted ceiling, your kitchen's over here on the right, got a chimney style hood, here. We've got a couple floating shelves that are in the wall with a back splash al the way to the ceiling. This is an island that has a vanishing waterfall edge on both sides. Oliver: And on that note, right, a lot of times with properties like this where they're one on top of the other, noise can be an issue, and I think one thing that you guys really did a good job is soundproofing between the two units. Matt: We're incredibly proud of that. Oliver: I mean, you could pretty much drive a freight train through the middle of this place and you wouldn't hear it downstairs. Matt: So, we've got a nice wide hallway as we're walking down to the bedroom. On our left-hand side, we'll start here. We got really large bedrooms. Directly across the hall from us is what I call the secondary master. We call it that, obviously, because it's got its own en suite, and again, if you notice, every window's got an ocean view on the west side. Evan: Sure does. Oliver: And now we're coming to the crown jewel. Matt: Yeah, I like that. The crown jewel, it's a great size room. It's really big as you look that way and see the closet, big master bathroom. You can tell I've got some tools on the ground here, which is really fun cause I'm excited about this. We've got a massive shower. The shower's over six feet wide. It's over four feet.

Dustin: Well, I think it's funny 'cause on the table we've got old school newsletter next to iPhone and mobile and so I know you guys are getting inundated with mobile and technology and all that. And absolutely, you know, the question is not should I do or? It should be and. Like what can I do? For old school, I'm thinking newsletter and the reason why is that's physical touch. So if your marketplace is ... skew is a little bit older or maybe they are young but they're just inundated with social media, you gotta show up differently, right? It's Oliver, coming at you with another episode of In the Know. Today I'm out here in the San Diego harbor, at the Marquis Marriott. Gonna be talking to Andrew Greer. We're going to be covering everything that you need to know to complete development deals. Let's get started. [00:00:30] Today, I'm drinking a St. Archer Blonde, and Andrew's got the ever classic Stone IPA, so cheers. Let's kick this thing off. Andrew Greer: Great way to start. Oliver: Yeah, it's a good way to start. I got the trusty yellow pad here, so we're gonna dive right in and get right to it. Why don't we start with just kind of a 30000 foot view on how a development deal works. Andrew Greer: So, development is always based on the land, so the most important thing when you go into a process is determining what the land is that you're investing in, and looking [00:01:00] at what's available to be done on that land. You go from land to ministerial approval, turn in your plans and permits, to construction. So, the other is going through a discretionary process, which is where you take land that maybe you could build six units on, and you go, "Hey, I want to try and get a bonus on this, an affordability bonus, a sustainability bonus. I'm going to put 10 units on it, I'm going to minimize my parking or change my parking, and I'm going to max out the build." [00:01:30] So, that goes through what's called discretionary process. You turn in all your plans, conceptuals. That goes through a permitting and approval process. Then, if it's approved, it goes to the next step, which is where the other step started, and it continues on with actually doing the, "This is how we're going to build it," ministerial review. Like, "I'm putting a board here, I'm putting a dry wood there," type process. Oliver: So, in a nutshell, is the difference whether it's already zoned for more units or not? [00:02:00] Andrew Greer: That is the majority of the time what sets them apart. And then, if you want to subdivide or not. Oliver: Got it.
