The Trust Factor. Zhengrong Liu, born on August 23rd, 1968 in Shanghai, China, is a member of Executive Board of Beiersdorf AG, Hamburg, Germany, responsible for Human Resources, Communication and Services. He joined Beiersdorf in September 2013. Zhengrong Liu studied in Shanghai in the late 80s and then between 1990 and 1997 at University of Cologne in Germany. He holds a Master Degree in Education, Political Science and Anglo-American Study. After his graduation he worked in Asia for Bayer Group for six years. From 1998 to 2001 he was Head of Human Resources for Bayer in China. He moved afterwards from Beijing to Shanghai and became Deputy General Manager of Bayer (China) Ltd., the management holding company of Bayer in Greater China. Between 2002 and early 2004 he was in addition Regional Vice President Human Resources for Bayer Polymers Asia Pacific. In 2004 he returned to Germany and served as Group Senior Vice President Human Resources at LANXESS AG until 2013. One such option is known as the Deed of Trust (also known as a Trust Deed in some state). A Deed of Trust is a seller financing instrument that technically involves three parties: - The Buyer (Borrower) - The Seller (Lender) - The Trustee The Deed of Trust isn't recognized in all 50 states, but in the states where it is recognized, it will typically allow the Trustee (which is usually designated as a title company, attorney or loan servicing company) to handle the entire foreclosure process out of court - which is known as a non-judicial foreclosure. The can still save a great deal of time and hassle by avoiding an even longer and more expensive court procedure. In order to take advantage of the non-judicial foreclosure option (in the states where it is allowed), the Deed of Trust needs to include the proper "Power of Sale" language within the document. Most people choose to hire an attorney or title company to help them prepare the Deed of Trust documentation, but if you choose to prepare the document yourself, you'll have to get the appropriate template for your state and complete it with all the pertinent details. Luckily, services like RocketLawyer (linked above) have made this process extremely easy. This video explains how it works. Once you've got your form completed, I’d recommend that you take a few minutes and read through this document very carefully. Every state has differences in how this form is written, and as a general rule, it's important to understand exactly what you and the other party are agreeing to. If you have appreciated property that you’d like to sell (like real estate or a highly appreciated stock) but you don’t want to sell because of the large tax liability, this strategy is for you. A charitable remainder trust is an irrevocable tax-exempt trust designed to lower the taxable income of individuals by first dispersing income to the beneficiaries of the trust for a certain period of time, then donating the remainder of the trust to the charity of choice. Most people think Social Security employees know what they are talking about, but unfortunately that is not always the case. What does Social Security say about non-employment income you earn after approval or about assets you may own or acquire? Possible offsets to your disability payment will depend on the type of disability you are receiving. If you have been approved for SSDI, you do not need to worry much about non-employment income - such as passive income from rental property, long term disability payments, or income from a trust. Your SSDI payment is a function of your earnings record and the law does not call for an offset to your SSDI monthly payment. Similarly there are no asset limits which apply in an SSDI case. This means that you can own a house, car, boat, paintings or any other asset without any threat of offset. SSI claimants, however, face different rules. Since SSI is a needs based (welfare) program, there are a variety of income and asset limitations that apply. If you exceed either, your SSI payment will be offset and your monthly payment will be reduced. If you are not really sure what to do, you have several options. 🤔 You can go to a bank and stick it in a savings or money market account, chances are they are not going to pay you anything. If there were, you wouldn’t be watching this video. With that in mind, I want to talk about 7 alternatives to placing you savings into a bank. 🏦 I am also going to share a client story with you about where a client was keeping his cash. (You won’t believe where he was keeping it or how much he was keeping there!) So let's dive right into your options: ➡️ Online savings [1:10] - Any sort of online savings or bank account (just make sure they have FDIC). They have a lot less overhead than traditional brick and mortar - this could mean higher interest rates. ➡️ US Treasuries (TBills) [3:54] - It may seem a little old school - but you can do all of this online. ➡️ High Dividend Stocks [4:42] - This is a little higher risk and not somewhere you want short-term money. Just because a stock pays a dividend doesn’t mean it won’t drop in value. ➡️ Bonds [6:27] - You are most likely not going to buy individual bonds, but rather bond mutual funds. I would suggest ETFs, just remember higher yield = higher risk. ➡️ Blended Portfolio [9:30] - This would be a mix of stocks and bonds, and utilizing ETFs to get this blend. You can utilize a platform like Betterment or Wealthfront. 🤯 Before we get to the last two, I want to tell you about this client ...he had $140,000 in a safe in his basement. I can’t remember how long he had this cash sitting there, but I thought it was crazy. Sitting there, making nothing for him. This is an option that you DO NOT pick.🤯 ➡️ Real Estate Investment Trusts (REITs) [12:14] - This is a way to invest in real estate without managing properties. You can buy these many different ways, the simplest is to buy a REIT ETF. Another is online real estate investing, my favorite platform for this is Fundrise. ➡️ Peer-To-Peer Lending [14:25] - This allows YOU to be the bank. You are lending money to other peers. The great thing is, you can see their reasons for borrowing. This allows you to set your risk level. That is my top 7 alternatives to bank accounts.
