The essential element of an investment center is that it is treated as a unit which is measured against its use of capital, as opposed to a cost or profit center, which are measured against raw costs or profits. The Investment Center takes care of Revenues, Cost and Assets, while a Profit Center deals with revenues and costs and Cost Centers with costs only. This is a clear sign of how the span of control and span of accountability grow from Cost Centers to Investment ones. The advantage of this form of measurement is that it tends to be more encompassing, since it accounts for all uses of capital. It is susceptible to manipulation by managers with a short term focus, or by manipulating the hurdle rate used to evaluate divisions.

We started the class by completing the last pieces of the cost of capital puzzle: coming up with market values for equity (easy for a publicly traded company) and debt (more difficult). We then began our discussion of returns by emphasizing that the bottom line in corporate finance is cash flows, not earnings, that we care about when those cash flows occur and that we try to bring in all side costs and benefits into those cash flows. Defining investments broadly to include everything from acquisitions to big infrastructure investments to changing inventory policy, we set the table for investment analysis by setting up the Rio Disney investment. We will return to flesh out the details in the next session (after the break). Things like GICs, Stocks, and Mutual Funds. We’ve also discussed some rules to keep in mind as you approach investing. As we mentioned before, our favourite investment option is one that is low risk, but provides medium to high rewards. Remember Index funds? They are a type of mutual fund that imitates certain stock indexes, hence the name. In Canada we have one main stock exchange, which is the Toronto Stock Exchange, or TSX. You can go on Wikipedia right now and look at a list of stocks that are traded on that exchange. You can’t actually buy the TSX, but some banks have created a mutual fund that is very close to holding all of the stocks listed within the TSX. There are mutual funds that mimic other exchanges like S&P500 and the NASDAQ. Because index funds represent the stock exchange, and the stock exchange’s composition doesn’t change much, index funds are what’s known as “passively traded”. On the other hand, you have mutual fund managers who are actively buying and trading stocks to get better returns. They are trying to “beat the market”. These mutual funds are “actively traded”. So with passively traded funds, the fees associated with buying index funds are much lower, usually less than 1% of total assets. Actively traded mutual funds hover around the 2% mark. Wait, 1%, 2%, of what? These fees are asset-based, meaning it’s a percentage of what you have invested. This means that if you have $10,000 invested in an index fund, you are paying $100 a year in fees. Compare that with paying $200 a year on a 2% fee mutual fund. Index funds are recommended by most billionaire investors such as Warren Buffet because through statistical data, they perform better than most mutual funds offered to you by your financial advisor, yet charge significantly less management fees. Here’s a fun fact: 96% of all professionally managed mutual funds don’t beat the stock index. That means you have a 4% chance to beat the market when you choose a mutual fund offered to you by a financial advisor. Let’s imagine you went to the casino to play blackjack. The goal of blackjack is to beat the dealer’s hand, to get as close to 21 as possible without going over. If you get two face cards right off the bat, you have 20 points, which is a great hand. However, if the idiot inside you says “hit me”, in hopes of getting an ace, you only have an 8% chance of getting one. So, think about it, you are two times more likely to get an ace in blackjack then you are to outperform an index with a mutual fund. Why would you consider putting something so important as your life savings into something with such a low chance of success? We’re not saying you’ll lose your money in mutual funds, but the index, and more specifically index funds, have been proven to perform substantially better in the long run, in both market booms and crashes. So why do banks promote mutual funds so much? Well remember that you’re paying a really high fee to hold these mutual funds, and banks are a business too. Your financial advisor becomes a salesperson when they recommend funds for you because they are being told by their manager and company to promote certain funds. So be sure to do your research, and in later videos we’ll reveal how you can ask the right questions to your financial advisor. Along with stock index funds, there are bond index funds as well. These follow the same concept in that the fund will have as many different types of bonds in it as possible.

But the evidence tells a different story. Nir Kaissar writes for Bloomberg’s Gadfly column. In a moment, he’s going to explain why costs are so important. But first, what exactly is Gadfly? NK: It is devoted to a data-driven approach to writing in other words what we try and do is, we look at the news and then we ask ourselves, "Is there evidence to understand the news better or to explain, you know the financial phenomenon better, for example?" and we go and we look at the data and look at the evidence and then we try to write about what the inescapable conclusions are, but we show the evidence. In other words, we will show you in the Gadfly pieces what the data shows and that allows you to make up your own mind, you can agree with our conclusions or not but we think that's a more transparent way to write opinions about the financial markets and so on. In other words, don't trust us, here’s the evidence, take a look and see what you think. RP: The problem with fund performance is that it’s unpredictable. Fees and charges, on the other hand, are nailed on. You know those are the costs you’ll pay pretty much regardless how your fund actually performs. But for Nir Kaissar, there’s another important reason why costs are so important. NK: Purveyors of financial products want you to believe that the returns that you are going to get, that you are likely to get from markets and so on are higher than they actually are. This is true on an absolute basis in terms of you know the returns you’ll get and it’s also true on a relative basis, in other words, an active manager is likely to tell you that they can give you a return above the market that’s higher than they can give you even if they were to succeed. The reason that’s important is if you look at the data and it tells you that the returns are actually going to be more modest than what people say, then fees become incredibly important because there actually a higher percentage of what you going to enjoy than you actually believe. And so the first priority has to be to keep your costs as low as possible. RP: Something else you need to consider is compounding. We normally hear about compounding in a positive sense, in relation to returns. But compounding can also work the other way round. NK: When you look at fees, you're looking at a snapchat of a particular year but what you don't see is, if you look at the fees you pay over a 30 year period, there’s a big difference, for example, the difference in getting 1% a year over 30 or 40 years could be double the amount of money and so if you're paying a management fee, say for example 1% or 2% in fees, then you could be twice as rich at the end of your life then you otherwise would be. So it has an enormous impact but we don't see those numbers and we probably should see those numbers. RP: In summary, costs have a far bigger impact on your eventual net returns than the fund industry likes to admit. Costs are also one aspect of the investment process that you can control. Keep costs in check and you really will reap the benefits. Welcome to the Investors Trading Academy talking glossary of financial terms and events. Our word of the day is “Return On Investment” Return on investment is known as ROI. This term means different things to different people often depending on perspective and what is actually being judged so it's important to clarify understanding if interpretation has serious implications. Many business managers and owners use the term in a general sense as a means of assessing the merit of an investment or business decision. 'Return' generally means profit before tax, but clarify this with the person using the term - profit depends on various circumstances, not least the accounting conventions used in the business. In this sense most CEO's and business owners regard ROI as the ultimate measure of any business or any business proposition, after all it's what most business is aimed at producing - maximum return on investment, otherwise you might as well put your money in a bank savings account. In simple terms this is the profit made from an investment. The 'investment' could be the value of a whole business in which case the value is generally regarded as the company's total assets minus intangible assets, such as debt. or the investment could relate to a part of a business, a new product, a new factory, a new piece of plant, or any activity or asset with a cost attached to it. The main point is that the term seeks to define the profit made from a business investment or business decision. Bear in mind that costs and profits can be ongoing and accumulating for several years, which needs to be taken into account when arriving at the correct figures. It is thus distinguished from foreign portfolio investment by a notion of direct control. The origin of the investment does not impact the definition as an FDI: the investment may be made either "inorganically" by buying a company in the target country or "organically" by expanding operations of an existing business in that country. Broadly, foreign direct investment includes "mergers and acquisitions, building new facilities, reinvesting profits earned from overseas operations and intra company loans". In a narrow sense, foreign direct investment refers just to building new facility, a lasting management interest (10 percent or more of voting stock) in an enterprise operating in an economy other than that of the investor. FDI is the sum of equity capital, other long-term capital, and short-term capital as shown the balance of payments. FDI usually involves participation in management, joint-venture, transfer of technology and expertise. Stock of FDI is the net (i.e., outward FDI minus inward FDI) cumulative FDI for any given period. Direct investment excludes investment through purchase of shares. FDI is one example of international factor movements. A foreign direct investment (FDI) is a controlling ownership in a business enterprise in one country by an entity based in another country. Foreign direct investment is distinguished from foreign portfolio investment, a passive investment in the securities of another country such as public stocks and bonds, by the element of "control". According to the Financial Times, "Standard definitions of control use the internationally agreed 10 percent threshold of voting shares, but this is a grey area as often a smaller block of shares will give control in widely held companies. Moreover, control of technology, management, even crucial inputs can confer de facto control." According to Grazia Ietto-Gillies (2012), prior to Stephen Hymer’s theory regarding direct investment in the 1960s, the reasons behind Foreign Direct Investment and Multinational Corporations were explained by neoclassical economics based on macro economic principles. These theories were based on the classical theory of trade in which the motive behind trade was a result of the difference in the costs of production of goods between two countries, focusing on the low cost of production as a motive for a firm’s foreign activity. For example, Joe S. Bain only explained the internationalization challenge through three main principles: absolute cost advantages, product differentiation advantages and economies of scale. Furthermore, the neoclassical theories were created under the assumption of the existence of perfect competition. Intrigued by the motivations behind large foreign investments made by corporations from the United States of America, Hymer developed a framework that went beyond the existing theories, explaining why this phenomenon occurred, since he considered that the previously mentioned theories could not explain foreign investment and its motivations. Facing the challenges of his predecessors, Hymer focused his theory on filling the gaps regarding international investment. The theory proposed by the author approaches international investment from a different and more firm-specific point of view. As opposed to traditional macroeconomics-based theories of investment, Hymer states that there is a difference between mere capital investment, otherwise known as portfolio investment, and direct investment. The difference between the two, which will become the cornerstone of his whole theoretical framework, is the issue of control, meaning that with direct investment firms are able to obtain a greater level of control than with portfolio investment. Furthermore, Hymer proceeds to criticize the neoclassical theories, stating that the theory of capital movements cannot explain international production. Moreover, he clarifies that FDI is not necessarily a movement of funds from a home country to a host country, and that it is concentrated on particular industries within many countries.

What is interest capitalisation and is it a good investment strategy to grow your portfolio and generate a passive income. Is it too good to be true? What is interest capitalisation? And is it a good strategy to grow your property portfolio and increase your passive income? Hey, I’m Ryan from onproperty.com.au, helping you find positive cash flow properties. Interest capitalisation, in basic terminology, is the process of adding interest on to a loan instead of paying it off. On a general loan, whether it be interest-only or principal-and-interest, you are charged interest generally on a monthly rate that you need to pay. Let’s say we have a property that is $100,000 and, for a argument’s sake, let’s say it’s 6% per annum; which is 0.5% per month. So we have $100,000 and 0.5% interest per month is charged to us – which is $500. So $500 per month is charged to us. On a general loan, we would pay that $500 per month to the bank or to the lender that we have that mortgage with – that’s an interest-only loan. With a principal-and-interest loan, we would pay that $500 plus we’d pay a bit more to lower our debt down. With interest capitalisation, you don’t pay that money at all, it gets added on to that loan. So, we start with a $100,000 loan, let’s say it’s 6% interest or 0.5% per month. What happens after the first month, rather than paying the $500, it’s added on to our loan and our loan becomes $100,500. The next month, we’re charged 0.5% on the new amount of $100,500 and that is then added on to the loan. So our loan would be somewhere around $101,000, a little bit more because of accumulative interest or compound interest. http://www.ifrsbox.com This is the short summary of the standard IAS 28 Investments in Associates and Joint Ventures .The objective of IAS 28 is: • To prescribe the accounting for investments in associates, and • To set out the requirements for the application of the equity method when accounting for investments in associates and joint ventures. Standard IAS 28 defines significant influence as the power to participate in the financial and operating policy decisions of the investee, but is NOT a control or joint control of those policies. The main indicator of significant influence is holding (directly or indirectly) more than 20% of the voting power of the investee. The basic principles of equity method are: 1. The investment in an associate or joint venture is recognized at cost on initial recognition (acquisition date). 2. The carrying amount of the investment is increased or decreased by the investor’s share on investee’s net profit or loss after the acquisition date. 3. When investee distributes some dividends to the investor, then this distribution decreases the carrying amount of the investment. IAS 28 sets also exemptions from equity method, when to discontinue equity method and equity method procedures.

It helps you gain exposure to your selected asset class through the investment of a small or large amount of money, at fixed intervals and in a disciplined manner. Benefits of a SIP The compounding factor: make your money work for you by generating earnings which are further reinvested to generate their own earnings. The compounding process ensures that both the capital gains and interest earned from an investment, earn interest, as time passes. Rupee cost averaging: trump the maxim “buy low, sell high” by automatically adjusting quantity bought against price, in order to average the cost of acquisition over time. Investing a fixed amount in the markets, at regular intervals helps lower the average cost of investment, as one buys more quantity when the price falls, and less quantity when the price rises. Market timing becomes redundant: invest wisely across market cycles, reducing the impact of volatility. Since investments are made at fixed regular intervals, timing the market for appropriate entry levels becomes less important. I have explained the wise way to use the credit card in short, you have to make the payment in full always, as credit card debt is a vicious circle.
