What is going to give me the highest return, with the LEAST amount of risk? And also, how much risk do I need to take, how hard do I need to work for that, and what’s going to get me the best value? Here’s my thoughts when it comes to what I want to do in 2019: First, I’m planning to use about 60% of my income this year to diversify and strengthen my stock market portfolio. This is something I pretty much see as a lower risk, lower time commitment, and yes…lower return investment. I think a more beefed-up well balanced portfolio would insulate me from anything outside my control and give me a little more liquidity, in the event I ever needed it. This move is really about spreading out my risk and also taking a more passive approach when it comes to investing this year - just for the sake of rounding out my investments. So when it comes to doing this, because everyone just wants specific information, I’ll likely be investing a significant portion of my income between three funds - this strategy is also known as the “Three Fund Portfolio”: First, I’ll be investing about 70% in Vanguard’s Total Stock Market Index - VTSAX. Second, I’ll throw about 20% in Vanguard’s International Stock Market Index - VTIAX. Lastly, I’ll just throw 10% remaining in the Vanguard Bond Market - VBTLX. This strategy is more about investing in something completely hands off, zero work, just set it and forget about it…and this way, I’ll have the peace of mind knowing that I’m investing in something I consider 100% passive income. Now my SECOND investment will be back to real estate…in previous years, this was my priority…but this year, it’s taking the back seat, but it’ll be a fun one. About 30% of my income this year will be saved up, cash, in high interest savings accounts earning about 2.2% or so. I’ve been somewhat casually looking at real estate to buy this year, but I just can’t find anything that’s worth getting… And when I look at real estate, I look for VALUE…I buy places I’m 100% sure I can make money on…and from the properties I’ve seen so far, I just can’t find anything that’s a sure thing. So instead, here’s where I’m starting to realize there’s a lot of opportunity: DEVELOPMENT. This is where my cash is going to come in handy. For instance, I have one unit where once the tenant moves out, I can spend about $60,000 fixing it up, and I’d be able to make an extra $1100 per month in rent. This is over a 20% CASH RETURN ON MY MONEY. Also, like I mentioned a few months ago when I did the house tour of the new place I just bought, I’d eventually like to spend about $200,000 and create what’s called an ADU on the property - this is an Accessory Dwelling Unit, and this is just a fancy term for a guest house. Basically, I can build a $200,000 guest house and rent that out for about $1600 per month. That works out to be nearly a 10% cash return on my money - pretty much risk free, especially if I paid for this in cash. So right there, with about $260,000 spent…I can make a guaranteed $2700 per month EXTRA with no additional debt, and no risk. To me, that’s the IDEAL scenario, and I can’t imagine any other investment I could possibly make right now that would give me those numbers. So between those, that’s pretty much where most of my money is going this year. Balanced Index funds and save up cash for some development to increase existing cashflow…I see this as lower risk, more diversification, while still increasing value at the same time. Hope that makes sense - this move is all about more diversification, spreading out my money a little more, focusing on investments that might be slightly more passive, and trying to be a little less heavy in real estate - just because that would be the smart thing ANY investor should do. In this video, we will discuss all these points in detail 1. Warren buffett does not invest in real estate. Whereas, the first investment for most of the Indians is in real estate. 2. Commodity, Crypto Currencies, and Alternate Investment never find any place in the portfolio of warren buffett. 3. To generate wealth, it is important to take business ownership. The ace investor, earned maximum returns only from the companies where he held min 5% to 10% stake. 4. Maximum returns can be generated from high dividend companies provided they also provide decent appreciation over a period of time. Unfortunately, the Warren Buffett Investment Strategy cannot work in India as most of the high dividend paying companies are underperformers. 5. David Einhorn is a value investor and a famous hedge fund manager who founded Greenlight Capital in 1996, a long-short value-oriented hedge fund (which he still manages). In July 2007, Einhorn is known to have shorted Lehman Brothers stock before its 2008 bankruptcy which cemented his reputation globally. In Feb 2017 Forbes reported that Einhorn has an overall net worth of US$1.54 billion. Einhorn has recently been shorting big tech companies like Tesla, Amazon and Netflix; which shorts haven't been performing as expected for him. David Einhorn, pretty famous hedge fund manager - let's see what we can learn from him. 1) My job is to figure out what will happen, rather than what should happen. This is by far the best advice from both a trading or investing perspective. Even big funds can't sometimes get it right. 2) Great companies are measured as companies that can generate lots of high profit without needing too much capital [high return on investment]. With very capital intensive companies even a small pullback in margins can create serious problems. 3) Illiquid assets carry a discount. A lot of people will pay a premium because the spread is big but keep in mind that exiting such investments quickly isn't possible without large losses. 4) Bubbles - you never know how far it can go or what might make it pop. I've heard many experienced investors and traders say the same thing. 5) When you leave your job and you go out on your own don't expect to make money, call the hedge fund whenever the wife reckons you should call it!

Why Freddie Mac and Fannie Mae Stocks Are Potential 10-Baggers, 10x, or 10 times your money Is the upside in FNMA and FMCC gigantic? During the mortgage crisis, Federal National Mortgage Association (FNMA) and Federal Home Loan Mortgage Corp (FMCC) had to be bailed out by the government or so we were told. The U.S. government dumped $187 billion into the agencies. In exchange, it was given warrants to buy 79% of the companies, and the investment (which was in preferred stock) would earn 10% of the agencies’ net profits each quarter. Then the Treasury Department, in an arguably illegal and unconstitutional move, changed the rules so it would sweep out all the net profits of the agencies. The idea was that since FNMA and FMCC as companies were in a death spiral, or so it appeared, and the thinking by the Treasury Department was protecting taxpayer money by taking all the profits and making sure it didn’t have to throw new capital at another bailout. At least, that was the idea. Instead, to the surprise of no one considering this was a move by the government, it actually puts FNMA and FMCC in worse shape since they are being stripped of their capital. The result is FNMA and FMCC are now backstopping some $5 trillion in mortgage debt and have no capital. Moreover, while FNMA and FMCC are controlled by the government, it is actually via a conservatorship which is only supposed to last until the companies are in “sound and solvent condition.” Investors are arguing that FNMA/FMCC have not only repaid taxpayers, but the two companies were stolen from investors. Various lawsuits addressing one of the largest cases of thievery in the United States history have challenged this have been shot down so far, but investors remain hopeful. Not only are FNMA/FMCC profitable now, but they are turning a large profit. U.S. taxpayers have now received back over $260 billion on the $187 billion investment — a $73 billion profit, or 40%. Remember that the companies were only supposed to be in government conservatorship until they achieved “sound and solvent condition.” What many are pushing for, including hedge fund managers Bill Ackman and Bruce Berkowitz, is for the government to recapitalize FNMA and FMCC. Let the companies do their jobs again, with proper reform. Ackman’s proposal to reform FNMA and FMCC suggests possibly future value for them between $23 and $47 per share. And now, there is finally serious talk of reform going on in Congress. Senators Corker and Warner have a proposal that would keep Fannie Mae and Freddie Mac but create competitors, as well as create an explicit guarantee from the government on mortgage bonds that are created under reform. Congressman Hensarling indicated he’d be open to a government guarantee on some mortgage bonds but didn’t want it to be terribly large. New competitors would have to have stress tests and sell off some of the risks to private investors. What are the potential outcomes for FNMA stock and FMCC stock? Steve Mnuchin the United States treasury secretary believes FNMA/FMCC are a 2019 story. Steve Mnuchin has already stated he wants to take FNMA/FMCC out of conservatorship. Yes common shareholders could be wiped out because there are preferred shareholders ahead of them. There is a possibility for the shares to go to zero, BUT we aren’t talking about betting the farm here. When the numbers are broken down the United States stole Fannie Mae and Freddie Mac a private company FROM shareholders who still haven’t received compensation. Taxpayers have already turned a massive profit on the bail out by the U.S. government that many argue was unnecessary in the first place. As the clock continues ticking I believe we are getting close to a resolution one way or the other. It’s all or nothing with an investment in FNMA/FMCC and I view the two stocks as options contracts that are skewed in our favor. The only difference is we aren’t paying a huge time premium. Throwing even a couple hundred dollars into these companies and forgetting about it may well be worth the risk because they may potentially be 10 baggers. President Donald Trump said freeing Fannie Mae and Freddie Mac from government control is a “pretty urgent problem” that his administration plans to work with Congress to address. Trump, speaking Friday at a conference hosted by the National Association of Realtors, said that the mortgage giants lack competition, that taxpayers remain on the hook for any losses at the companies and that they aren’t being run as well as they could be.
