It was also the last. I'm not against investing in real estate abroad but I do believe it requires more research and specialized knowledge before following through with the investment. Some buy overseas for a better investment opportunity, some buy for the perfect dream home. But whatever the reason, here are the top 10 considerations you need to make before you buy: 1. Understand the real estate ownership laws Every country has a different take on regulating foreign ownership. So see what you can and cannot buy. Conduct viewing trips to your target country Unless you are very familiar with the country and location, always view the property in person because it is really the best way to conduct a thorough research before you buy. 3. Understand the property market cycle. Every country is in different parts of the cycle and you need to see if the market can support your property purchase. If you find that the market you are interested in may not be as buoyant as you would like, don’t be discourage and consider looking at it long term. 4. Recognize that any foreign income will be taxed in your home country. If you are intending to rent out your second home, you would have to declare this income to the tax man in your home country. You might also need to declare it in the country in which your second home is located depending on the double taxation agreements in place between the two countries. So make sure you seek solid tax advice. 5. Understand the foreign property tax implications. This is important as property tax and stamp duties in some countries can be very different from your home country’s tax rate. 6. Find out the purchasing, management, selling and travel costs of your property. Factor in the legal and agency bills that you will incur when buying, renting and selling your property. Don’t forget to factor in your regular travel costs needed for visiting your second home into your budget to avoid any surprises. 7. Be aware of the legalities surrounding the contracts you enter into. Find a reputable lawyer and get key documents translated! Not understanding the language in which your legal contracts are written is a big NO! 8. Find out if you are eligible to obtain a mortgage. Cash may seem like the easiest and best way to go about purchasing a home, but it's not wise to tie all that money up in a slow to liquidize asset. So find out if you are eligible to obtain a mortgage at home and in the foreign country to get the best deal for you. 9. Make a will to cover both local and foreign inheritance laws. Specialist legal advice should be sought when you hold property in more than one country as inheritance laws not only differ from country to country, but certain foreign inheritance laws can completely contradict and invalidate your main will. 10. Consider buying through an offshore company. Whether this route is the best option depends on your individual situation and the country you are buying into. If you do buy through an offshore company, then find out how easy it is to transfer the property out of the company and what are the implications when you want to take the profit out after you've sold your property. He first came down to Medellin, Colombia in 2006 and quickly realized that it was the place that he wanted to live. He also realized that there were no English speaking real state offices in the whole city. He decided to take the leap and at over 60 years old and with very limited Spanish he moved to Medellin and started his own real estate company. Now 12 years later not only is his real estate company FAR International thriving with 4 offices and over 100 employees, but he has many other successful business ventures as well. Not only that, but he's able to do it in a place that he considers to the the best city on earth. Unfortunately, due to a computer problem only  half the interview was recorded. Even so, I think there is some great information there for those thinking of being tail-blazers themselves.

I've owned rental properties while living abroad for 13 years now. I've had houses flood, lawsuit threats, court battles, termite damage, tenants bail in the middle of the night, tenants burn a house down frying fish, roofs blow off, plumbing systems fail, hot water heaters and HVAC systems blow out, and I've dealt with some of the worst property managers you can imagine who don't show properties, don't care about maintenance, and simply want to take your money and do nothing in exchange--ESPECIALLY when you're not there breathing down their necks. I personally am not interested in purchasing rental property abroad. I've had opportunities while teaching English in various countries, but never pulled the trigger. Time shares are a joke, condo rules vary and can make it very hard to own or sell, land rights change, many countries are very tenant friendly (especially when you're dealing with a local vs foreigner) and open you up to severe liability, and rates of return simply aren't what I can get in the markets I know and follow. I do not even know how to begin to borrow money at a competitive rate overseas. As with most things, I stick to what I know and I make decisions based on what works for me. I do not invest in things I don't understand. Period. But, why should Aussie investors take this risk, says Nathan, when their home country still has so much to offer? INVESTING OVERSEAS REQUIRES MORE CAUTION Nathan doesn’t invest in USA real estate – or any overseas real estate, for that matter. He says, if you purchase real estate in another country, you will be subject to different legislation. In order to understand how to structure your foreign investments, how to manage your properties and how to deal with tax implications, you would need to do some thorough research into that country and its legal system before you could know if investing there would be worth it. CURRENCY FLUCTUATIONS INCREASE RISK Nathan says that anyone who invests in properties overseas needs to be aware of the risks that currency rates impose on their investments. He says, if your investment doubles in value but the Australian dollar goes up, you may end up wiping out all of your profits. Investing in Australian property does carry risk, however, it is not affected by how well the Aussie dollar performs against the Greenback. AUSTRALIAN REAL ESTATE HAS A BRIGHT FUTURE According to Nathan, Australia is a young country that has an undersupply of housing and a growing population. This has created a strong market that has grown in value thanks to consistent demand. One of the problems with the US housing bubble before it burst was oversupply. When defaulting borrowers needed to sell their homes quickly, in droves, there was such an oversupply of properties that many couldn’t sell at all. In contrast, Australian real estate is still underpinned by undersupply and strong competition between buyers. There are still opportunities to buy under market value with a good upside for growth in Australian capital cities and metropolitan areas. Why take on extra risk by investing in the US when the Australian market is so strong and offers so many possibilities to make money?

Real estate is a passion of mine. I invested for over a decade while teaching English abroad. I have not been involved in the stock market for a very long time after a few things took place: 1.) I got my @$$ handed to me and lost a significant amount of principal ($40,000 in two weeks) 2.) I reached a point where I cared about cash flow and monthly payments much more than I cared about net worth (overall portfolio value.) I highly recommend you buy rental properties that make sense for your situation when the market is right and when the numbers work in such a way that the downside risk is very limited and you feel good about your investment. For those of you who are interested in why I am paying down mortgages with super low interest rates (my average is around 4%), I'm not. I didn't clarify this in the video for the sake of brevity, but what I'm actively paying down right now are my lines of credit. When you have a foreign investor in U.S. real estate there are other things that you need to consider that are critical. The most common is probably that that foreign entity create a United States or a Florida limited liability company so it is a Florida domestic limited liability company. The owners of which are a foreign entity and then the foreign entity is owned by the individual foreign investors. Another critical issue is banking relationships. People who live here in the United States that are buying property 99% of the time they already have pre-existing banking relationships. When it’s a foreign investor coming into the United States 99% of the time they don’t have any U.S. banking relationships. In fact we find that about 80% of real estate purchases are paying all cash when they’re foreign purchasers. There’s also the issue of visas. You know many people come, we’ve had many many people come in, they’re on a tourist visa, they want to snatch up some foreclosure properties in Florida because it looks like good deals in terms of exchange rates and the relative value of the properties and they want to snatch them up. And you’ve got to have a lot of conversations about look you’re here on a tourist visa. One piece of advice I would give to any foreign investor coming to invest in Florida. In fact I would say any non-local investor coming to invest in this area. Never rely on the seller of the property to be your guide. Never rely on the seller’s realtor to be your guide. Remember their job, their goal, is to sell the property. It is not to look out for you. You need to make sure that the person that you retain has one goal and that’s to look out for you. Please try to illustrate how a foreign investor can use your methods for active real estate activity. What are the special obstacles they’re going to face? What needs to be solved prior to initiation of activities? To which extent are your lessons and events relevant to them for U.S. remote activities?” – Nir Hazotski, Israel Joe: First of all, you don’t have to be in the United States to do these deals. We have people that are doing it in the U.K., Australia, New Zealand, different parts of Europe, in the Philippines – we have people that are doing them in those locations. I have a guy in Kazakhstan who’s doing work in the old eastern bloc, in the country of Kazakhstan. If there is a free market for real estate in those areas and also if there’s a mortgage process in place or at least seller ownership in place for seller financing, that means that real estate is transferred by deed and it’s possible to do it there. Joe: So all of these things are possible in every place that you go. The difference is that when you go into a place that’s never heard of a lease option before or doesn’t know what a lease option is, you have to do a little bit of educating to help people understand how that process works, but it also means you don’t have any competition – nobody else is doing it, so you can bring a service to a community that doesn’t know how to use it and solve problems for them in ways that real estate agents and other professionals cannot solve those problems and sellers cannot solve problems, just like we do here. Joe: Except of course that, here, you have more people who understand what a lease option is, so it makes it easier to define and explain. It also means that there’s going to be more competition; there’s more people that are going to be using that process, but you can’t let competition stop you from doing business, and it means that there’s a lot of business there. Joe: If you want to do it overseas, there’s nothing really that keeps you from doing it overseas. You do have to have a way to collect money and that usually means a local bank account, so you need to set up a bank account here or have someone that you have connections with here that can set up a bank account for you and then be able to transfer that money into it. Joe: I have a friend in Lebanon and they’re doing deals and its always a complicated process to get the money from their local bank account and then have it transferred into Lebanon, so there’s always difficulties making that stuff happen, so you have to decide, ‘Do I want to bring that money in so I can live in Lebanon or Israel? Do I want to bring that money into my own country?’ and if so, and live on it, which most of you probably want to do, then you need to figure out a way to do that with your tax guy and with a local tax guy. Joe: So, you probably want a good CPA here and a bank account and you probably want to set up a limited liability corporation here as well. Most importantly, though, you want to get legal advice. You want to get proper legal advice (because I’m not an attorney – I don’t even play one on TV. I can’t give legal advice). I’m just giving you an idea of what’s possible and tell you what other people are doing that are using my system. I have people all over the world who are using this system from out of the area in the area and from out of the area in their own areas, and it works in those areas. And if you’re from the U.K., we have GumTree set up, and if you’re from Canada, we have kijiji.ca set up, which is eBay classifieds except it’s in Canada and it gives you access to more Canadian listings. So hopefully that answers the question. Joe: Don’t let being out of the country or being out of the area stop you from doing deals, even if you’re in Indiana and you want to do business in Kentucky or one state over, it’s okay – you can do it – you can do all of this stuff on the phone – you just have to learn how to talk on the phone and you have to learn how to talk to people. Many foreign national buyers and sellers will ask us "What are the tax implications for a foreigner buying or selling real estate in the United States"? First, let's establish that a foreign national is a person who is neither a citizen or a legal resident of the U.S. For a foreign buyer, purchasing real estate does not carry any special regulations. In the case when a foreign buyer begins to collect rental income on a property they own, the foreign national will be required to file a 1040NR tax return declaring the income and expenses and paying any applicable income tax. Foreign nationals selling US real estate do face special tax implications and are subject to the Foreign Investment in Real Property Tax Act also known as FIRPTA. FIRPTA was enacted in 1980 and provides that if the seller of real property is a foreign person or corporation, the Buyer must withhold a tax equal to 10% of the gross purchase price, unless an exemption applies. Where do the best International real estate opportunities lie? 2. There are sites such as Airbnb & Home Away, which are websites for people to list, find, and rent lodging. Would you recommend using these sites as a reference point on where to purchase International properties? 3. There are several seminars being advertised encouraging people to invest in the US. What are the best States to invest in, in the US? For example: New York, LA, Florida, Arizona, Detroit, Atlanta 4. Does a cheap property automatically mean it’s a better property, meaning there is no appreciation but a positive cash flow? 5. Are there countries that are friendlier towards international real estate investors than others? 6. What are some key features that an international investment property should have? 7. Should we be weary of properties that are prone to things such as Earthquakes, Hurricanes, Political unrest? What sort of impact could this have on our revenue stream? 8. Assuming that your primary residence is in Canada, how would you manage a property say in the Caribbean from afar? 9. Is there a benefit to generating a cash flow in another currency? 10. We have seen the Canadian dollar fluctuate drastically over the past few decades when compared to the US dollar. Does this not add to the risk of Investing Internationally? 11.
