It was also the last. I'm not against investing in real estate abroad but I do believe it requires more research and specialized knowledge before following through with the investment. This video contains the knowledge I acquired along the way as an investor operating on a global scale for more than 10 years. I don't lay claim to being an expert on buying and selling but I do believe the principles I explain here will prove either highly lucrative or at a bare minimum cash conserving for those willing to listen. I talk about markets in Asia, mainly Thailand and the Philippines but also mention how my principles apply in Latin America in countries such as Brazil and Colombia. Even in Europe the same investment principles ring true. I've written several articles on investing abroad on my website. The 3 most popular: 1. The Safest Investment Properties Money Can Buy 2. I get a lot of questions about how to invest in real estate outside of the United States of America. So that's what I'm talking about today. The principles that I teach are identical, each country has different laws that you'll want to become very familiar with, and then learn to apply the same principles in your country. When you know the laws, ask yourselves these questions: 1. How do I begin controlling real estate? 2. When do I want to sell this property? Watch and Enjoy! BUY ONLY THE APPRECIATION STORY Real estate appreciates over time but get the numbers right. Make sure your mortgage costs are more than covered by rental income. 2. NOT UNDERSTANDING THE TAX IMPLICATIONS You must understand the tax implications of buying, owning and selling that investment before you make any investment decision. 3. DON’T FALL FOR MEDIA BIAS Don’t fall for the SO CALLED Investment-Gurus. Read neutral industry reports and verify everything by yourself. 4. GETTING CAUGHT IN THE HYPE OF FANCY MARKETING EVENTS Nice Hotels, Luxury Trips to see the development etc. are all priced in. You as the END-BUYER shouldn’t be fooled into overpaying. In this video Blog, Rui Hoe shares with you 10 considerations you need to make before buying property abroad. Some buy overseas for a better investment opportunity, some buy for the perfect dream home. But whatever the reason, here are the top 10 considerations you need to make before you buy: 1. Understand the real estate ownership laws Every country has a different take on regulating foreign ownership. So see what you can and cannot buy. If you check our website under the guide page section, we have one done up for Malaysia: (http://www.ppinpoint.com/en/guide-malaysia) 2. Conduct viewing trips to your target country Unless you are very familiar with the country and location, always view the property in person because it is really the best way to conduct a thorough research before you buy. 3. Understand the property market cycle. Every country is in different parts of the cycle and you need to see if the market can support your property purchase. If you find that the market you are interested in may not be as buoyant as you would like, don’t be discourage and consider looking at it long term. 4. Recognize that any foreign income will be taxed in your home country. If you are intending to rent out your second home, you would have to declare this income to the tax man in your home country. You might also need to declare it in the country in which your second home is located depending on the double taxation agreements in place between the two countries. So make sure you seek solid tax advice. 5. Understand the foreign property tax implications. This is important as property tax and stamp duties in some countries can be very different from your home country’s tax rate. 6. Find out the purchasing, management, selling and travel costs of your property. Factor in the legal and agency bills that you will incur when buying, renting and selling your property. Don’t forget to factor in your regular travel costs needed for visiting your second home into your budget to avoid any surprises. 7. Be aware of the legalities surrounding the contracts you enter into. Find a reputable lawyer and get key documents translated! Not understanding the language in which your legal contracts are written is a big NO! 8. Find out if you are eligible to obtain a mortgage. Cash may seem like the easiest and best way to go about purchasing a home, but it's not wise to tie all that money up in a slow to liquidize asset. So find out if you are eligible to obtain a mortgage at home and in the foreign country to get the best deal for you. 9. Make a will to cover both local and foreign inheritance laws. Specialist legal advice should be sought when you hold property in more than one country as inheritance laws not only differ from country to country, but certain foreign inheritance laws can completely contradict and invalidate your main will. 10. Consider buying through an offshore company. Whether this route is the best option depends on your individual situation and the country you are buying into. If you do buy through an offshore company, then find out how easy it is to transfer the property out of the company and what are the implications when you want to take the profit out after you've sold your property. I've owned rental properties while living abroad for 13 years now. I've had houses flood, lawsuit threats, court battles, termite damage, tenants bail in the middle of the night, tenants burn a house down frying fish, roofs blow off, plumbing systems fail, hot water heaters and HVAC systems blow out, and I've dealt with some of the worst property managers you can imagine who don't show properties, don't care about maintenance, and simply want to take your money and do nothing in exchange--ESPECIALLY when you're not there breathing down their necks. I personally am not interested in purchasing rental property abroad. I've had opportunities while teaching English in various countries, but never pulled the trigger. Time shares are a joke, condo rules vary and can make it very hard to own or sell, land rights change, many countries are very tenant friendly (especially when you're dealing with a local vs foreigner) and open you up to severe liability, and rates of return simply aren't what I can get in the markets I know and follow. I do not even know how to begin to borrow money at a competitive rate overseas. As with most things, I stick to what I know and I make decisions based on what works for me. I do not invest in things I don't understand. Period. Having homes scattered across the globe sounds like a lot of headache, problems, potential disasters, and a lot of flights and time wasted depending on what I'm doing at that point in my life. *********** 🥇COACHING/MANUAL/RESUME SERVICE ▶︎http://www.benteachesenglishoverseas.com 📕 FREE BOOKLET "The Big 6" ▶︎http://www.benteachesenglishoverseas.com/blog 📰 BLOG: http://www.benteachesenglishoverseas.com/blog 🎥 YOUR PERSONALIZED SKYPE CONSULTATION http://www.rockstarESLteacher.com 🔻 FOLLOW ME ON SOCIAL MEDIA🔻 🔵 FACEBOOK | http://facbook.com/benteachesenglishoverseas ✅ INSTAGRAM | http://instagram.com/benteachesenglishoverseas 💙 TWITTER | http://twitter.com/benteachesESL

What are the best places to invest overseas? What are real estate bubbles? Andrew talks about the best places to buy international real estate, but not before mentioning the upcoming Passport to Freedom conference in Cancun. Andrew shares a CNBC article that claims New York and London real estate is no match for Dubai in terms of appreciation but scoffs at the idea that emerging markets aren't included in this city. He says you shouldn't invest like a Russian billionaire, and instead shares top places to invest from CBS. He says Nicaragua, Belize, Turkey, Panama, and Colombia are better for the average person to make money. Foreign individuals and entities invest in U.S. real estate for a wide range of reasons. What is peculiar is that most don't seek tax or legal advice prior to investing. Big mistake. The U.S. income and estate tax rules are applied quite differently to foreigners than to Americans. In order to make the most of your investment in U.S. real estate, you have to understand how the U.S. will tax it and plan accordingly. In this webinar discuss we how the U.S. taxes foreigners with U.S. real estate, common planning techniques, and some restructuring options in event you are already invested and didn't do proper planning.

First of all, what is an LLC and why do people set up LLC or Limited Liability Companies to hold their real estate investment properties? I got this question from a subscriber, Jamarl Minor and thought I'd do a quick video for all of the folks out there thinking about getting into real estate or business. I referenced a couple of recent videos in this clip and the links are below. The process of buying property in another country may seem confusing or a little bit scary, but we are here for you from start to finish: 1) Set up your U.S. LLC in the state where you plan to invest. Your LLC will limit your liability if you are sued for reasons related to your property investments. 2) Submit your Employee Identification Number (EIN) to the Internal Revenue Service (IRS). Your EIN is the business equivalent of a Social Security Number in the U.S., something the government uses to identify your company. You will need an EIN to open a bank account in the U.S. and file your taxes each year. 3) Find and purchase a property under your LLC. This is the fun part of the process. 4) Set up your U.S. bank account. This step comes after property identification, because you will need to show the bank an executed purchase agreement in order to open an account. 5) Submit your loan application for approval. This step is only necessary if you plan to finance your investment. 6) Wire funds and complete purchase. Funds should be dispersed through your newly-opened U.S. bank account. 7) Apply for a resident agent service. This optional step is beneficial for foreign investors who want help with managing their LLC, payment of state and local taxes, property management relationships, and more.

I knew from the get go that I wanted to build up a portfolio of rental homes while I taught English abroad to fund my acquisitions with tax free money. The majority of the wealthiest people in the world built their fortunes with real estate. Being an English teacher abroad makes the process somewhat more complicated when it comes to financing and finding and connecting with your team, but there are still ways to house hack and create multiple streams of income while you work as an English teacher overseas. While the specific programs I discuss in this video are unique to the United States, if you are from another country I would encourage you to look at all types of government programs that offer special deals. Keep in mind that this process will not apply to everyone. It could be especially useful if you have family that need a place to live and don't mind taking care of some things for you while you are teaching English overseas and stacking cash. Once your ESL career wanes or you get sick of what you're doing, real estate income is a great fall back option. This is not legal or accounting or investment advice. Do your own due diligence. *********** 🥇COACHING/MANUAL/RESUME SERVICE ▶︎http://www.benteachesenglishoverseas.com 📕 FREE BOOKLET "The Big 6" ▶︎http://www.benteachesenglishoverseas.com/blog 📰 BLOG: http://www.benteachesenglishoverseas.com/blog 🎥 YOUR PERSONALIZED SKYPE CONSULTATION http://www.rockstarESLteacher.com 🔻 FOLLOW ME ON SOCIAL MEDIA🔻 🔵 FACEBOOK | http://facbook.com/benteachesenglishoverseas ✅ INSTAGRAM | http://instagram.com/benteachesenglishoverseas 💙 TWITTER | http://twitter.com/benteachesESL

On this 98th episode of the Borderless Podcast, I spoke to Rich Holman, founder, and president of FAR international. He first came down to Medellin, Colombia in 2006 and quickly realized that it was the place that he wanted to live. He also realized that there were no English speaking real state offices in the whole city. He decided to take the leap and at over 60 years old and with very limited Spanish he moved to Medellin and started his own real estate company. Now 12 years later not only is his real estate company FAR International thriving with 4 offices and over 100 employees, but he has many other successful business ventures as well. Not only that, but he's able to do it in a place that he considers to the best city on earth. Unfortunately, due to a computer problem, only half the interview was recorded. Even so, I think there is some great information there for those thinking of being tail-blazers themselves. #borderless #medellin #colombia

Six Month Mentor Program: http://www.ZeroDownInvesting.com Read the Transcript: “Dear Joe: Overseas potential investors are watching and learning from you, or at least I do. Please try to illustrate how a foreign investor can use your methods for active real estate activity. What are the special obstacles they’re going to face? What needs to be solved prior to initiation of activities? To which extent are your lessons and events relevant to them for U.S. remote activities?” – Nir Hazotski, Israel Joe: First of all, you don’t have to be in the United States to do these deals. We have people that are doing it in the U.K., Australia, New Zealand, different parts of Europe, in the Philippines – we have people that are doing them in those locations. I have a guy in Kazakhstan who’s doing work in the old eastern bloc, in the country of Kazakhstan. If there is a free market for real estate in those areas and also if there’s a mortgage process in place or at least seller ownership in place for seller financing, that means that real estate is transferred by deed and it’s possible to do it there. Joe: So all of these things are possible in every place that you go. The difference is that when you go into a place that’s never heard of a lease option before or doesn’t know what a lease option is, you have to do a little bit of educating to help people understand how that process works, but it also means you don’t have any competition – nobody else is doing it, so you can bring a service to a community that doesn’t know how to use it and solve problems for them in ways that real estate agents and other professionals cannot solve those problems and sellers cannot solve problems, just like we do here. Joe: Except of course that, here, you have more people who understand what a lease option is, so it makes it easier to define and explain. It also means that there’s going to be more competition; there’s more people that are going to be using that process, but you can’t let competition stop you from doing business, and it means that there’s a lot of business there. Joe: If you want to do it overseas, there’s nothing really that keeps you from doing it overseas. You do have to have a way to collect money and that usually means a local bank account, so you need to set up a bank account here or have someone that you have connections with here that can set up a bank account for you and then be able to transfer that money into it. Joe: I have a friend in Lebanon and they’re doing deals and its always a complicated process to get the money from their local bank account and then have it transferred into Lebanon, so there’s always difficulties making that stuff happen, so you have to decide, ‘Do I want to bring that money in so I can live in Lebanon or Israel? Do I want to bring that money into my own country?’ and if so, and live on it, which most of you probably want to do, then you need to figure out a way to do that with your tax guy and with a local tax guy. Joe: So, you probably want a good CPA here and a bank account and you probably want to set up a limited liability corporation here as well. Most importantly, though, you want to get legal advice. You want to get proper legal advice (because I’m not an attorney – I don’t even play one on TV. I can’t give legal advice). I’m just giving you an idea of what’s possible and tell you what other people are doing that are using my system. I have people all over the world who are using this system from out of the area in the area and from out of the area in their own areas, and it works in those areas. And if you’re from the U.K., we have GumTree set up, and if you’re from Canada, we have kijiji.ca set up, which is eBay classifieds except it’s in Canada and it gives you access to more Canadian listings. So hopefully that answers the question. Joe: Don’t let being out of the country or being out of the area stop you from doing deals, even if you’re in Indiana and you want to do business in Kentucky or one state over, it’s okay – you can do it – you can do all of this stuff on the phone – you just have to learn how to talk on the phone and you have to learn how to talk to people. Alright, I hope that helps. To read this transcript and more of Joe Crump's articles, click here: http://joecrumpblog.com/how-can-i-invest-in-the-united-states-if-i-live-in-a-foreign-country/

Real estate is a passion of mine. I invested for over a decade while teaching English abroad. I have not been involved in the stock market for a very long time after a few things took place: 1.) I got my @$$ handed to me and lost a significant amount of principal ($40,000 in two weeks) 2.) I reached a point where I cared about cash flow and monthly payments much more than I cared about net worth (overall portfolio value.) Over the last two centuries, about 90 percent of the world's millionaires have been created from investing in real estate. https://thecollegeinvestor.com/11300/90-percent-worlds-millionaires-do-this/ Rental real estate is a great vehicle for retirement and one that I can personally tell you made all the difference for me. I highly recommend you buy rental properties that make sense for your situation when the market is right and when the numbers work in such a way that the downside risk is very limited and you feel good about your investment. For those of you who are interested in why I am paying down mortgages with super low interest rates (my average is around 4%), I'm not. I didn't clarify this in the video for the sake of brevity, but what I'm actively paying down right now are my lines of credit. Once the market changes a bit, I will have access to cash again and be prepared in the event that bank lending seizes up again like it did before. *********** 🥇COACHING/MANUAL/RESUME SERVICE ▶︎http://www.benteachesenglishoverseas.com 📕 FREE BOOKLET "The Big 6" ▶︎http://www.benteachesenglishoverseas.com/blog 📰 BLOG: http://www.benteachesenglishoverseas.com/blog 🎥 YOUR PERSONALIZED SKYPE CONSULTATION http://www.rockstarESLteacher.com 🔻 FOLLOW ME ON SOCIAL MEDIA🔻 🔵 FACEBOOK | http://facbook.com/benteachesenglishoverseas ✅ INSTAGRAM | http://instagram.com/benteachesenglishoverseas 💙 TWITTER | http://twitter.com/benteachesESL

http://www.EasyPropertyLeverage.com Contact us to determine whether you are a good fit for a "subject to" acquisition: +1 (321) 249-2500 Foreign investors have difficulty financing (or refinancing) their U.S. property investments. A "subject to" deal allows foreigners to get easy leverage on their rental properties (less cash to purchase) with NO FRUSTRATING PAPERWORK HASSLES and NO HIGH LOAN COSTS. Added benefits of a "subject to" acquisition is potentially lower interest rates, lower down payments (higher LTV), and accelerated principal pay-down of the loan due to the age of most seller loans. Foreign real estate investors typically undergo an exhaustive underwriting process for traditional finance/refinance options: up-front costs, high origination fees, extensive paperwork.... all with no certainty of loan approval. And with today's increasing home values, the high interest rates for foreign-national loans often creates negative gearing. Through "subject to" deal structures, foreign investors who seek leverage for U.S. real estate can often secure higher loan-to-value (LTV) ratios, lower interest rates (fixed rates) with no underwriting documentation and no loan fees. As an added benefit (the most important feature of "subject to" loans), foreign investors achieve ACCELERATED EQUITY GROWTH through loans that are further in their amortization schedule. The fastest way to build wealth through rental properties is to leverage your purchase with a low-interest rate loan from the property seller. If you are interested in learning more: +1 (321) 249-2500 IMPORTANT NOTE: most "subject to" real estate investors structure their deals incorrectly, exposing them to mortgage fraud and/or triggering the mortgage Due On Sale clause (the note is called by the bank). Our "subject to" acquisitions are safe because we partner with the existing property owner to pay their loan payments, through a bulletproof trust structure that, in itself, has unique benefits to foreign property investors. The entire process of SET-UP to CASH FLOW occurs as fast as one week, with easy-to-understand paperwork for all parties involved. We execute these transactions in a win/win/win style, with full disclosure and transparency to the property owner. For further protection to foreign real estate investors, all "subject to" acquisitions MUST MEET 4 CRITICAL DUE DILIGENCE REQUIREMENTS: 1. Positive equity: the total cash requirement from the foreign investor (plus the existing loan balance) must be at or below fair market value. 2. Positive cash flow: all carry costs for the property, including property management fees and reasonable maintenance/vacancy assumptions, must be below the monthly rent rate. 3. Growth potential: all properties must be in areas of high owner occupant ratios (at least 50% owner-occupants, evidencing low crime rates and good school districts). 4. Fixed rate loans: all property loan rates must be fixed to avoid cash flow volatility. By adhering to stringent acquisition criteria and proper structuring of "subject to" property acquisitions, investors will safely achieve accelerated growth of their wealth while tenants pay off their low-cost loans. Local property management ensures a seamless, "hands off" experience for remote investors who do not want to deal with tenant marketing, rent collections, property maintenance, and rental paperwork. But, why should Aussie investors take this risk, says Nathan, when their home country still has so much to offer? INVESTING OVERSEAS REQUIRES MORE CAUTION Nathan doesn’t invest in USA real estate – or any overseas real estate, for that matter. He says, if you purchase real estate in another country, you will be subject to different legislation. In order to understand how to structure your foreign investments, how to manage your properties and how to deal with tax implications, you would need to do some thorough research into that country and its legal system before you could know if investing there would be worth it. CURRENCY FLUCTUATIONS INCREASE RISK Nathan says that anyone who invests in properties overseas needs to be aware of the risks that currency rates impose on their investments. He says, if your investment doubles in value but the Australian dollar goes up, you may end up wiping out all of your profits. Investing in Australian property does carry risk, however, it is not affected by how well the Aussie dollar performs against the Greenback. AUSTRALIAN REAL ESTATE HAS A BRIGHT FUTURE According to Nathan, Australia is a young country that has an undersupply of housing and a growing population. This has created a strong market that has grown in value thanks to consistent demand. One of the problems with the US housing bubble before it burst was oversupply. When defaulting borrowers needed to sell their homes quickly, in droves, there was such an oversupply of properties that many couldn’t sell at all. In contrast, Australian real estate is still underpinned by undersupply and strong competition between buyers. There are still opportunities to buy under market value with a good upside for growth in Australian capital cities and metropolitan areas. Why take on extra risk by investing in the US when the Australian market is so strong and offers so many possibilities to make money?

Cashed up and determined to buy, Jennifer Tao is a real estate agent's dream. The Shanghai native owns five houses in California and has a property portfolio worth $8m. Tao is one of thousands of wealthy Chinese buying homes abroad - from Californian mansions and Manhattan apartments to Sydney family homes. China's economic rise has produced a wealthy elite that is increasingly looking to invest, and in many cases, live abroad. Surveys show over half of the country's 70 million wealthiest people want to emigrate. Some of the world's leading cities are on their wishlists. The most popular overseas destinations for Chinese buyers are the United States, Australia, Canada and the United Kingdom, according to online portal, Juwai.com Real estate agents say some Chinese buyers do not even bother inspecting properties before signing on the dotted line. Property developers credit Chinese investment with creating a construction boom in countries like Australia. But not everyone is putting out the welcome mat. The surge in Chinese buyers has triggered anger in some Australian and American communities, with accusations that China's cashed-up elite is pricing out local buyers. 101 East travels to the US and Australia to examine the rise and fear of China's overseas homebuyers. Eric also talks about different closing costs that you need to take into consideration. It's important to review them and all the pre-closing costs with your attorney because there can be a great deal of negotiation of how the costs are divided between buyer and seller. If you need help regarding any of these topics, please contact us by calling 407-740-7379 to meet in the offices located at 831 W. http://virtualrealestateteam.com. I have worked with foreign national investment buyers for Oklahoma City real estate rental homes since 2004. After 2006 the market for this type of financing was gone, and of course after 2008 I didn't expect it to come back, but I kept trying. I am happy to say that as of today we do have a program where foreign nationals can obtain a 30 year loan in order to buy Oklahoma City investment homes. The down payment is higher than Fannie but i have seen pent up demand at any loan to value and at some point I knew it would come back. A lot of out of country financial resources are being devoted to US real estate investment but mostly cash and corporate and the individual investor hasn't been served. The purchases are for $150,000 minimum and the loans are $75,000 minimum. I am very excited about this because the investors I have dealt with are long term hold and positive cash flow investors and Oklahoma City real estate for sale gives them that along with low vacancy rates and outstanding returns. If you are someone out of country interested in buying Oklahoma City investment property and can you are interested in the details of whether this can work for you, please contact me for details and the loan application at [email protected]
